When Letting With Us…

Here at Carter Rose, we offer various services in order to suit all the wants and needs of our clients. Our ‘Let Only’ service, for example, caters to those who need very little help and are well established within their property journey. Our extensive ‘Rent Collection / Management’ services however, are in place for those who would favour a more hands off experience as we understand that the demands of the property industry can sometimes be overwhelming. We are here to ensure a seamless and effective process.

Let Only

  • We will advertise your property
  • We will carry out the viewings
  • We will introduce you to the new tenant(s)
  • We will reference your tenant(s)
  • We will arrange for both parties to sign the AST
  • We will collect the first months rent & 5 week deposit payment which will be passed to the landlord on completion.

Rent Collection

Everything in Let Only, plus:
  • Collect rent on a monthly basis
  • Monitoring rent payments
  • Chase rent payments from tenants
  • Transfer rent payments to our clients on a monthly basis as and when received from the tenants

Full Management

Everything in both packages, plus:
  • Allocating a professional and experienced Property Manager
  • Retaining a spare set of keys case of emergency

Additional Lettings Services

Gas Safety Certificate

We are happy to arrange a gas safety inspection for your property if you do not already have a chosen gas engineer.

Gas Safety Certificate

As a landlord you must comply with the Gas Safety (Installation and Use) Regulations 1998. In order to comply with these regulations you need to possess a current Gas Safety Certificate, and Carter Rose can arrange for a Corgi Registered Gas Engineer to carry out an inspection and issue a certificate.

Tenancy Agreement

Our tenancy agreements are tried and tested, so you will certainly be protected when using our tenancy agreement whilst letting your property.

Tenancy Agreements

A tenancy agreement will need to be signed before tenants take possession of your property. If you instruct us to arrange the agreement, we will draft the AST (or non-housing act agreement if applicable), prepare Section 48, Section 21 and Section 213 (if we are holding the deposit) notices, and arrange for the agreement to be signed and executed correctly at the commencement of the tenancy.

Inventory

Its always better to be safe than sorry!

Inventory

An Inventory includes a detailed description of the property and it’s contents. It can be used as a checklist for all of the furniture, fixtures and fittings to be assessed and accounted for when a new tenancy begins. A professionally produced inventory serves the interests of the landlord in the event of any dispute relating to deductions from the tenancy deposit at the end of the tenancy.

Check In & Check Out

We work alongside efficient inventory clerks who can handle all of the check in and check out procedures, so you don’t have to.

Check In & Check Out

A Check-In details the decorative state of the property and provides a full schedule of condition and handover of the keys. At the very end of the tenancy, an independent inventory clerk will be instructed to produce a check out report. This report will be used to identify the decorative state of the property and hand back of the keys.

Energy Performance Certificate

We have a long list of energy assessors on file just incase you don't.

Energy Performance Certificate

As a landlord you must comply with the Energy Performance of Buildings Regulations (2007/991). If you do not already possess an EPC for your property, Carter Rose can arrange for an energy assessor to carry out an inspection and issue a certificate in order to meet the current regulations.

Quarterly Inspections

We offer quarterly management inspections for our managed properties to make sure that you are kept up to speed with the condition of your property throughout the tenancy.

Portable Appliance Test

We work alongside professional and regulated electricians who are always on call to carry out any outstanding Electrical Installation Condition reports.

As a landlord, it is your responsibility to ensure that any electrical appliances supplied are safe, and pose no risk of injury or death to humans or pets, or risk of damage to property.
